MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by John J. Sims and wife, Cantrice I. Sims, originally in favor of Regions Bank d/b/a Regions Mortgage, on the 14th day of June, 2006, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2006, Page 37871; having been modified by Loan Modification Agreement recorded in RLPY Book 2010, Page 4722; the undersigned U.S. Bank Trust National Association, as Trustee for Towd Point Master Funding Trust 2014-04, as Mortgagee / Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on January 13, 2016, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract of land lying in the Northwest Quarter of the Northeast Quarter of Section 9, Township 3 South, Range 3 West, Limestone County, Alabama, and being more particularly described as follows: Beginning at the Northwest corner of the Northwest Quarter of the Northeast Quarter of said Section 9; thence East along the North Boundary of said Section 9 and along the center of Nick Davis Road for a distance of 425.0 feet to the true Point of Beginning of the herein described property; thence from the point of true beginning continue East along the North boundary of said Section 9 and along the center of Nick Davis Road for a distance of 145.0 feet to a point; thence South for a distance of 225.0 feet to a point, passing an iron pin on the south right-of-way margin of Nick Davis Road at a distance of 30.0 feet; thence West for a distance of 145.0 feet to a point; thence North for a distance of 225.0 feet to the true Point of Beginning, passing an iron pin on the South right-of-way margin of Nick Davis Road at a distance of 195.0 feet, containing 0.75 acres, more or less, and being subject to 1/2 the right-of-way of Nick Davis Road along the North Boundary, said right-of-way containing 0.10 acres more or less. ALSO: A tract of land lying the Northwest Quarter of the Northeast Quarter of Section 9, Township 3 South, Range 3 West, Limestone County, Alabama, and being more particularly described as follows: Beginning at the Northwest corner of the Northwest Quarter of the Northeast Quarter of said Section 9; thence East along the North boundary of said Section 9 and along the center of Nick Davis Road for a distance of 570.0 feet to the true Point of Beginning of the herein described property; thence from the point of true beginning continue East along the North boundary of said Section 9 and along the center of Nick Davis Road for a distance of 12 feet to a point; thence South for a distance of 225.0 feet to a point, passing an iron pin on the South right-of way margin of Nick Davis Road at a distance of 30.0 feet; thence West for a distance of 12 feet to a point; thence North for a distance of 225.0 feet to the true Point of Beginning, passing an iron pin on the South right-of-way margin of Nick Davis Road at a distance of 195.0 feet, containing 0.05 acres, more or less, and being subject to 1/2 the right-of-way of Nick Davis Road along the North boundary, said right-of-way containing 0.007 acre, more or less.
